Air Conditioner Maintenance Tips;These great tips will help you reduce your air conditioner repairs
The number one cause of mechanical failure is Dirt, so with that said let me tell you what you can do to help your air conditioning system run longer and more efficiently reducing the amount air conditioner repairs you will need.
The first and most important thing you can do is change your air conditioner air filter regularly. Most filters are easy to access and should be inspected once a month. I would recommend spending a little more money on a better air filter since this is what filters your indoor air and keeps dust particles from entering into your air handler unit and through out your air distribution system. Dust particles and airborne contaminants known as volatile organic compounds (VOC's) can collect on the inside of your air handler and duct system causing indoor air quality problems. These problems are known to exaggerate allergies, headaches, sneezing, coughing and asthma. So you can see why it is very important to change your filters regularly, this will help reduce your air conditioner repairs.
The second important tip is to keep a clear area around your outside air conditioning unit (condensing unit). Make sure to cut back bushes and keep all debris and leaves from gathering around the unit. The air conditioning unit needs as much air circulating through it as possible to keep your system running efficiently. This will also aid in air conditioning service if needed.
This leads into the next maintenance tip which is to keep the outdoor air conditioner unit coil CLEAN. This can be done by turning off the power to the outside unit and get a regular garden hose with a spray nozzle. Direct the spray through the coil on the outside unit to remove any dirt or build up that might be on the coil. This coil (condenser) acts just like the radiator in your car, if you blocked that up, your car would run inefficiently and probably overheat, the same thing is true for your air conditioner. A clean condenser alone will save you on energy costs and air conditioner repairs.
While you are cleaning the outdoor air conditioning unit you can also spray on car wash and wax to your exterior cabinet. This will help prevent the cabinet from rusting out prematurely and also keep your outside air conditioner unit looking good. After you have completed these steps let the unit dry out for 20 minutes before restoring power and turning the unit back on. Don't forget to turn the breaker back on or you may end up having to call for air conditioning service.
The last tip I have is to keep your condensate drain line clean. Blocked drain lines can cause a good amount of damage if your air conditioning unit is in a finished part of your home. The easiest way to keep the drain line clear is to add one cup of white vinegar to drain line. This helps prevent the build up that occurs in the drain line and keeps things flowing. Most systems have an access tee that you can add the vinegar through. This is one of the most common air conditioner repairs that we experience in the spring.
These are all things you can do as a homeowner and will help your system run more efficiently with and reduce the chances of an air conditioner repair. I do recommend that you call out a professional air conditioning service and installation company at least one time per year to do a complete precision air conditioner check up. They will be able to inspect and clean your system in more detail. Usually they are able to locate small problems before they become large expensive air conditioner repair problems.. Believe me this is the best tip I can give you even though it is not free it will save you money over the long term.
